How simple is it?

You will provide us with your property details. Our trusted and expert team will go through these details and produce a valuation report. We negotiate and sign the contract. You receive cash funds within 7 days. It really is that simple and straight forward

Once we’ve done the legal bits

Once we have received a satisfactory survey and report, we can then start the conveyancing process and you will start to receive the money in exchange for the property. We will also cover upto £500 of solicitor fees for your chosen solicitor or upto £1000 for our recommended solicitor. The conveyancing process is then performed and you should expect to receive your money with 7 working days.

The legal bits

Once you have accepted our submitted offer, we will start the process we like to call “The Legal Bits”. This is where we start to arrange solicitors and RICS Surveyors reports (if necessary) before we complete on the deal. This is part of our due diligence checks. 321 Estates will instruct a RICS chartered surveyor to go out and assess the property. All of this at absolutely no cost to you (the vendor).

If any reports come back reporting detriment to the property or its value, 321 Estates have the right to amend their initial offer to reflect the change in circumstances. We believe in full transparency and therefore customers are entitled to review any report they may request. Being open, honest and transparent is a core value in being regulated by the RICS, TPOS & NAPB (Royal Institution of Chartered Surveyors, The Property Ombudsman & National Association of Property Buyers).
